For many larger-lot properties, the experience begins before a buyer enters the house. Setback, driveway, trees, lawn, topography and the relationship between the home and the street can create a sense of privacy or arrival. That should be considered in both preparation and photography.

Do not reduce the property to price per square foot

Price per square foot can be a useful reference, but it can hide meaningful differences in land, orientation, views, privacy, renovation quality and architecture. The strongest pricing analysis explains those differences rather than ignoring them.
